NOTICE OF PUBLIC HEARING
The Board of Commissioners of Flathead County, Montana, hereby gives notice, pursuant to Section 76-2-205(1), M.C.A., that it will hold a public hearing to consider a change in the zoning designation in a portion of the Evergreen Zoning District from R-2 One Family Limited Residential to B-2/EEO General Business/Evergreen Enterprise Overlay for property located at 8 and 12 W. Cottonwood Drive near Kalispell, MT 59901.
The boundaries of the area proposed to be amended from R-2 One Family Limited Residential to B-2 General Business/EEO Evergreen Enterprise Overlay are described as:
Lot 18 of Block One of Schuman and Anderson, a plat of which is of record and on file at the Clerk and Recorder of Flathead County, Montana.
EXCEPTING THEREFROM the following described tract of land:
That part of Lot 18 of Block 1 of Schuman and Anderson Subdivision, a plat of which is of record and on file at the office of the Clerk and Recorder of Flathead County, Montana:
BEGINNING at the Northeast corner of said Lot 18; thence Southerly, along the Easterly boundary of said Lot 18, a distance of 179.6 feet to the Southeast corner of above said Lot 18; thence Westerly, along the Southerly boundary of Lot 18, a distance of 20 feet to ta point; thence Northerly and parallel to the Easterly boundary of Lot 18, a distance of 179.6 feet to the Northernly boundary of Lot 18; thence Easterly, along the Northerly boundary, a distance of 20 feet to the Point of Beginning.
And
Lot 17 and the Easterly 20 Feet of Lot 18, when measured parallel with the Easterly Boundary thereof, Block 1 of Schuman and Anderson Subdivision, according to the map or plat thereof on file and of record in the office of the Clerk & Recorder of Flathead County, Montana.
The regulations defining the R-2, B-2, and EEO zones are contained in the Flathead County Zoning Regulations on file for public inspection at the Office of the Board of Commissioners, 800 South Main, Room 302, Kalispell, Montana, at the Flathead County Planning and Zoning Office, 40 11th Street West, Kalispell, Montana, and on the Flathead County Planning and Zoning Office’s website at: http://flathead.mt.gov/planning_zoning/downloads.php. Documents related to the proposed zone change are also on file for public inspection at the Commissioners’ Office and at the Flathead County Planning and Zoning Office.
The public hearing will be held on the 12th day of December, 2024 at 10:30 a.m. in the Commissioners’ Chambers, Third Floor, Old Courthouse, Kalispell, Montana. At the public hearing, the Board of Commissioners will give the public an opportunity to be heard regarding the proposed change to the Evergreen Zoning District.
Written comments are encouraged and will be reviewed by the Commissioners if received prior to the hearing.
