NOTICE OF PUBLIC HEARING
The Board of Commissioners of Flathead County, Montana, hereby gives notice, pursuant to Section 76-2-205(1), M.C.A., that it will hold a public hearing to consider a change in the zoning designation in a portion of the Whitefish Rural Zoning District from BM-1 (Big Mountain Resort Residential) to BM-2 (Big Mountain Village) for property located off of Glades Drive near Whitefish, MT.
The boundary of the area proposed to be amended from BM-1 (Big Mountain Resort Residential) to BM-2 (Big Mountain Village) are described as:
Commencing at the northerly corner of Lot 18 of the Amended Plat of Lot 18 & A Portion of Glades Drive, The Glades at Big Mountain (records of Flathead County, Montana); Thence N65°54'20"W 68.64 feet to the P.C. of a 450.00 foot radius non-tangent curve, concave southeasterly (radial bearing S39°02'38"E); Thence southwesterly along said curve through a central angle of 11°12'02" an arc length of 87.97 feet; Thence N39°45'20"E 29.55 feet to the P.C. of a 330.00 foot radius curve, concave southeasterly, having a central angle of 24°02'22"; Thence along an arc length of 138.46 feet; Thence N63°47'42"E 129.51 feet to the P.C. of a 330.00 foot radius curve, concave southeasterly, having a central angle of 30°07'14"; Thence along an arc length of 173.48 feet; Thence S86°05'04"E 73.23 feet to THE TRUE POINT OF BEGINNING OF THE TRACT OF LAND HEREIN DESCRIBED: Thence N08°10'18"W 75.79 feet; Thence N79°51'08"E 330.88 feet; Thence S23°14'37"W 128.29 feet; Thence S76°41'15"W 91.64 feet to the P.C. of a 270.00 foot radius curve, concave northeasterly, having a central angle of 21°56'30"; Thence along an arc length of 103.40 feet; Thence N81°22'15"W 45.98 feet to the P.C. of a 330.00 foot radius curve, concave southwesterly, having a central angle of 04°42'49"; Thence along an arc length of 27.15 feet to the point of beginning and containing 0.707 ACRES; Subject to and together with all appurtenant easements of record.
The regulations defining the BM-1 and BM-2 zones are contained in the Flathead County Zoning Regulations on file for public inspection at the Office of the Board of Commissioners, 800 South Main, Room 302, Kalispell, Montana, at the Flathead County Planning and Zoning Office, 40 11th Street West, Kalispell, Montana, and on the Flathead County Planning and Zoning Office’s website at: Zoning Information :: Flathead County (mt.gov) Documents related to the proposed zone change are also on file for public inspection at the Commissioners’ Office and at the Flathead County Planning and Zoning Office.
The public hearing will be held on the 24th day of September, 2024 at 10:15 a.m. in the Commissioners’ Chambers, Third Floor, Courthouse, Kalispell, Montana. At the public hearing, the Board of Commissioners will give the public an opportunity to be heard regarding the proposed change to the Whitefish Rural Zoning District.
Written comments are encouraged and will be reviewed by the Commissioners if received prior to the hearing.
