Site Evaluation
- Property is >20 acres and does not have a previous approval
- Property is in need of a replacement septic system
- Property is <20 acres, but is a remainder or an older tract, created prior to the Sanitation in Subdivisions Act
Site Review
- Property is <20 acres and has a previous approval (COSA).
- Most properties <20 acres fall into this category.
- An On-site evaluation has been completed by the county
- All wastewater facilities (including the drainfield and the well) must be installed according to the approved plans
- There are a few places where you can locate the COS:
- There are a few ways that you may obtain the COSA:
- It is provided to you by the person whom you purchased the property from
- You can put in a land research request form from the county
- It has been provided to you by your consultant/engineer
- Non-Deg: Demystified
- All new development in Montana is required to have a non-degradation analysis completed for $200. We provide a sample bottle for you to collect a water sample from a well within one mile of your property. The sample needs to be analyzed for nitrate by a certified water lab (ME Lab is in Kalispell). We use that value with other information in several formulas to estimate the potential for degrading the shallow groundwater quality.
