July 7, 2020

FCU-20-02    A request by Ryan Remington on behalf of Randal Remington for a conditional use permit for a Manufactured Home Park that will include 13 spaces within the Willow Glen Zoning District.  The applicant is proposing shared well and septic system for the lots and access would be from Willow Glen Drive.  The property is located at 616 Willow Glen Drive and can legally be described as Lot 11 in Block 1 in Greenacres Subdivision in Section 20, Township 28 North, Range 21 West, P.M.M., Flathead County, Montana.  This agenda item was tabled at the May 5, 2020 meeting and the public comment portion has been closed.

APPEAL-20-02    An appeal by Donald R. Murray on behalf of Charlene Iannucci, regarding a decision made by the Zoning Administrator determining that accepting, processing and forwarding to the Board of Adjustment a favorable report from the Flathead County Planning and Zoning Office, the application of Section 16 Family Limited Partnership (successor in interest to ‘Tutvedt Family Limited Partnership’) and Schellinger Construction Inc., seeking an amendment to Conditional Use Permit No. FCU-05-07, in order to remove from the said Conditional Use Permit condition #28 which prohibits asphalt and concrete batch plant operations.

June 2, 2020

FPAE-20-01    A request by Bigfork Volunteer Fire Department to construct a new fire department on a parcel located in the Bigfork Zoning District.  Dan Elwell, Chairperson, Bigfork Fire District Board of Trustees gave notice to the Flathead County Board of Adjustment that they intend to purchase land for the construction of a new fire station in an area zoned R-2 (One-Family Limited Residential), which is contrary to zoning regulations adopted by Flathead County.  Pursuant to 76-2-402, MCA the board shall have no power to deny the proposed use but shall act only to allow a public forum for comment on the proposed use.  The property can legally be described as a portion of the Northwest Quarter of Section 24, Township 27 North, Range 20 West, P.M.M., Flathead County, Montana.

FCU-20-01    A request by Ranger Springs Inc., for a conditional use permit to operate a Camp and Retreat Center to allow for a community accessible farm for people to engage in farm chores and activities on property located at 6810 and 6840 Highway 35 within the Bigfork Zoning District.  The applicants are proposing to use less than 1/10 of the 6,500 spaces for parking on properties containing approximately 156.5 acres that can legally be described as Tracts 3DA, 3DB, 5, 6F, 8, and 8C in Section 11, Township 27 North, Range 20 West, P.M.M., Flathead County, Montana.

FCU- 20-04  A request by Rob Koelzer, Schellinger Construction Company, for Section 16 Family Limited Partnership to modify a condition of approval of FCU-05-07.  The condition requested to be modified is to allow the operation of a concrete and/or asphalt batch plant on an existing gravel extraction operation located at 3427 Farm to Market Road.  The property contains approximately 160 acres and can be described as the northwest quarter of Section 16, Township 29 North, Range 22 West, P.M.M. Flathead County, Montana.  An appeal to accept the application was submitted on May 20, 2020, which stays all further proceedings until the appeal has been decided.  The appeal is scheduled to be heard by the BOA for July 7, 2020.

FCU-19-07    A request from Land Solutions, LLC, on behalf of East Glacier Holdings, LLC, for a conditional use permit for an Airfield to allow for commercial use of an existing helicopter landing pad that was permitted by FCU-18-04 on May 1, 2018.  The property is located at 5560 Highway 93 South, near Whitefish, MT within the Blanchard Lake Zoning District, and is zoned SAG-5/HO (Suburban Agricultural/Highway Overlay).  The property contains approximately 19.2 acres and can legally be described as Tract 5 of COS 20869 in the NW1/4SE1/4 of Section 13, Township 30 North, Range 22 West, P.M.M., Flathead County, Montana.
